Property Representation - Our website describes the premises, position and furnishings to the best of their ability. No responsibility or refunds for alleged misinterpretation can be accepted.
Arrival & Departure - Check in time is from 3:00pm to 9:00pm for all bookings. Departure time is 10:00am for all bookings. Late departures, unless pre-approved, will incur a disruption fee of $50.
PLEASE be respectful of our quiet hours starting at 10pm. A lot of guests like to get to bed early so they can catch the amazing sunrises.
Parties - Strictly no parties or gatherings. Failure to comply will result in immediate eviction. No refund will be paid for unused nights accommodation.
Conditions of Use - Each suite is equipped for a specific number of guests. It is against Health & Safety regulations for more persons to occupy a property than there are beds to accommodate them. No mattresses, air beds, tents, caravans, or more cars than the property accommodates are allowed. If a property is reported to be overloaded, the tenants will be asked to vacate with no refund made. Please only use allocated parking spaces for your suite. If the Owner deems the breakdown of adults and children not suitable for that property, they have the right to refuse or cancel the booking.
Parking - Strictly one car space is available per unit booking.
No liability is accepted for any injury, debt, damage, loss, delay, inconvenience or expense caused directly or by events beyond the Agent or Owner’s control. No responsibility is taken for personal property left on or near the premises. It is recommended that guests take out personal property insurance or adequate travel insurance should any unexpected situations arise before or during your travel period. Failure to comply with any of the Agents’ Term of Service can result in immediate eviction without any refund of monies paid. You will also be liable for any costs incurred.
Garbage - Please ensure that all garbage is removed from your unit and placed in the correct colored bin.
Green Bin (General Waste) & Yellow Lid (Recyclables).
Keypad - We will provide you via email a numeric code to your suite prior to your reservation date.
Toiletries & Linen - Linens including sheets, bath towels and beach towels and basic toiletries are included for guests. Unless specifically stated at the time of booking, no other amenities, food or drink are provided during your stay.
Cleaning - The premises are to be left in a clean and tidy condition and the washing up of all used cutlery, crockery and utensils must be attended too.
Repairs & Maintenance - In the event of faults and/or malfunctions of appliances or inclusions there is no obligation for the Owner to compensate or discount. If a tradesperson is called out upon your request to carry out a repair that is found to be unnecessary, the invoice will be charged to you.
All guests are responsible for any loss or damage caused by them to the unit, furnishings or common property during their stay. Costs of additional cleaning, removal of excess garbage, repairs or replacement of items in the property will charged to your provided credit card, and an administration fee of $50 may apply.
Please respect the Owner’s property. Please do not move items from the property.
All damage, breakages or losses to the property and/or furniture and furnishings caused by guests are to be reported to the owner within 24 hours, and paid for by the guest immediately.
Should you discover a fault or breakage when you arrive, please advise our property manager immediately or we will deem those the responsibility of the current guest and charge accordingly.
All guests are responsible for keeping the property secure during their stay and upon departure and will be responsible for any theft or damage due to neglect in this area.
All guests are responsible for not causing disturbance to neighbors. No illegal activities are permitted on the premise at any time.
General Clauses - Animals are prohibited. Failure to strictly adhere to this policy will result in an immediate eviction without any refund of monies paid and penalties will be incurred for damage. If this is left for our cleaners to attend to an excess cleaning fee of up to $200.00 will be charged plus any flea treatments will be charged accordingly.
Smoking - Strictly NO SMOKING of any kind is permitted inside, on balconies or within common areas. Breach of this policy will incur a cost for the deodorizing of all curtains, soft furnishings or any asset which needs cleaning. Excess cleaning due to smoking could be up to $1,500.00.
Recreational equipment such as surfboards, bicycles, kayaks, etc. are not permitted in the suite.
We provide a full refund for cancellations made 30 days prior to your trip date. For cancellations made with fewer than 30 days remaining, a charge of 50% of the stay will be made. We offer no refund for cancellations made within 7 days of check-in. Please note cancellation policies will differ on 3rd party booking platforms such as Airbnb and Expedia.
We understand that unforeseeable events such as illness, weather, personal issues, etc. can change your vacation plans so we highly recommend to all our guests the purchase of travel insurance.
